Which home to buy "Need some expert advise"

I am having sort of a dilema here and want the advise of some of you on the board. I am currently commuting 370 miles (by choice) to my job as a Fireman in Los Angeles. We have decided that we need to move closer and are having a home built in Tehachapi Ca. The home we are having built is a KB Home (Tract home). The cost is cheap, it's $380k for 3400 sq ft. It's not the perfect home and we would be going into it and removing carpet and putting in Tile, Granite countertops etc to do some upgrading. (KB wanted way to much for them to do this). Some of the big things my wife and I are not to excited about are for me, RV access. 15ft on the side of the home on one side, 5ft on the other side. My trailer is a 40ft Toyhauler and so it's gonna be a tight squeeze pulling it off the street and backing it onto the side of the home but doable. My wife hates the Laundry or "Mud" room. It only has room for the washer and dryer, no counter space and no sink and is located on the main level of the home. All the bedrooms are upstairs so I guess it is a little inconvienent carrying laundry up and down the stairs all the time and no place to hang stuff. Those are a few of the things that we don't like. The lot is 8500 sq ft and measures 75ft in width and 119ft in length. The back yard is 31ft from the back of the house to the back wall. Basically we are buying this home cause it's very affordable. House #2. Custom built home on 2.5 acres of usable land. Asking price is $530K. I think we might be able to get it for around $500K possibly. Already has tile and granite throughout and is 3900 sq ft. Bigger than I need but is alot of home for the money. All my children ride dirt bikes and they would have some riding room in the back yard with this home for sure. Down sides to this home is it is off of a gravel road. Not to big a deal but makes it harder to keep things clean. No curb and gutter. It's on a well, septic and Propane where the other home is on City water, sewer and natural gas. I like the idea of a well with this large of property personnally but not real excited about the propane. Parking the RV will not be a problem as you can see from the photo's and my dream of building a large Detached garage will be a possibility to keep all the toys in. I am still young in my career, 6 years with 19 to go. I could afford either payment even though this one would require me to stretch a little bit for awhile. My pay will just keep increasing with promotions, step raises etc so either one would be better with years. So what would your opinion be. Go with the home on some property or buy the tract home? Also as far as investments go which do you think would be better in the long run? Here is some photo's of the home on property.

A couple other things to consider. We will lose a $7k deposit that we have put down on the KB Home. But in the long run it's not really that big of a deal to me. Where would you sink your money?

Sometimes my friends ask me for advice on similar things. My reply, although simple, is "what is your gut feeling telling you and where do you want to lay your hat".

Very modest home here...and we save and invest...heavily. SAVE and INVEST! Unless your financial situation allows you to do something different.

The wife and I make about $150k per year and are hoping to put down about $100k. We sold another home so have the money in the bank. It's a doable mortgage but might be tight for a year or two. I just have had a bad feeling about this KB home all along. A few reasons is they are extremely hard to work with for one. They have dropped the price on our particular home about $5k since we signed paperwork over 4 months ago and are unwilling to give us the same price as someone could buy it for today. We asked for them not to put in a 4x4ft tile section in front of the front door and just carpet that instead and they told us to pound sand. Just little stuff like that. Also we are hearing the KB has kinda a bad reputation also....

 
Put the first on the market right now for the 7k, then get the one you like better. Both places look like subs that are building and have more lots so you prolly gots time to build a whole nother one in that same sub if you can't find a buyer for your deposit fast enough.

 
Dude thats a hellofa commute St George, with the money you will save on gas you can afford to lose the 7K and buy the bigger one of the two and give KB the TWN salute.

They're not all paid that well. We'll probably pull down about $75k this year together.

He must sell weed or something. Or not have any divorces to his credit.

I'd go for the house on acres. Great time to be buying!

Can't complain about Fireman wages in California. They do pay us well for what we do. I love my job and work at the Busiest Fire Station in LACounty. I am a tillerman on a Truck and love it.... There is lots of overtime in the Fire Dept. I am also a Hazardous Materials Specialist and am often forced to work overtime when I don't even want to work...

 
Go with the bigger house. If you are going to stretch your budget, do it now while you are still early in your career and don't mind working all the overtime. Also, I just can't stand having neighbors near by. Actually, I just can't stand most people, but I know that's me.

 
Go with the big house, it's already got jumps in place for the motocross track. And enjoy that 3% at 50! :p

First.

Holy K-rist. 380 for the trac home. That same home here is usually around 150-180. I should know, I separate those close living neighbors every day.

For investment growth the trac home will prob grow in value quicker. If you are looking to move again in a few years (5-10) go here.

If you think you will stay settled for at least 10 (and you can afford it) go for the larger home.

2 things to keep in mind though. Both houses are prob gonna eat about 15k just to make that place "home" to you. Window treatments, concrete for the toy hauler, etc.

If the trac home is already dropping in $ as an incentive to sell, they are overbuilding the hood right now and need to recoup some investment. If it is a large hood that will take a few years to complete, your property will not really go up in value till the hood is complete, as folks tend to go new over used for the same $$. Also, you are putting extra $ in the home while they are building, you are upgrading without a return, again, till the hood is done.

The decision will be how much you can afford, followed by what will make you happy, then by investment strategy

 
On both homes, if they are in any form of a development, check to see if there are any deed restrictions. I have room to put a 40' trailer beside my house, but, there is a deed restriction that says I can't do it. It also says no freestanding garages. Just look into that aspect and go with what your gut tells you.

A tillerman? We pay firemen to use a Garden Weasel at work??? WTF is that all about???

Just kidding, I've always wanted to know if the guy in the back section of the fire truck sometimes just screws around and makes it feel like you're power sliding around every corner!

As for the house issue, which one will you grow into? If I had the options you were listing, I'd go with the 2.5 acres.

I personally would probably spring for the larger home on a bigger piece if its doable. Its always nice to have room to grow. One thing you might also want to take into consideration is the cost of landscaping and hardscaping the bigger piece as opposed to the smaller one.

Around here, you couldn't even touch the smaller house for under a million. The bigger one would probably run upwards of 2.
