WTB: WV property

I am from NJ and I will be going to the EOM, and thought of using this opportunity to explore buying some property in WV. There may not be enough time to check things out, but certainly worth a look. Now a days I am working in Richmond, VA, so will get other times to travel to WV to follow-up ...

I am looking for a parcel of land + a small shack / dwelling (1 bed room, 1 bath + kitchen is all I need). If it doesn't have a garage, I would put up a huge DYI steel hanger / garage!

Why WV?

- great landscapes :clapping: and riding (dual sport / dirt too!)

- cleaner air (well, anything is cleaner compared to NJ :glare: )

- decent gun laws :ph34r: any gun afficianadoes goign to EOM? let's hook up!

- decent transportation / infrastructure

- less expensive compared to other states

- no hurricanes to worry about

But, I digress ... there are other states I am considering too. Montana is tempting, but travel to/from would be a PITA ...



So, need advice from residents of WV that will be at the EOM.

- I would look for at least 5-10 acres (don't know what the cost range per acre would be)

- Not in the boonies: - need std utilities, plumbing, (no septic tank stuff)

- Need cell phone coverage, net connection facilities (if air-card works, that would be fine too)

- This will be my second home, so want low tax municipality

You drive a hard bargain with your list of requirements. You may be looking for a while to meet all the criteria in one location as the days of in town acreage have pretty much past.

I do know of 23 acres for sale about 10 miles east of the lake resort town of Summersville, WV in the small community of Calvin, WV. About 250-300 feet of road frontage on State Route 55 / 41. 15 minutes from Rt 19 and 4 lane highway access. Public water, no public sewer. 2-3 acres of level, mown field for a home site, rest is wooded. In an area of nice homes, but no neighbors right on top of you. Immersed recreational opportunities...centrally located to the many things WV has to offer. Within 1 1/2 hours of urban cultural activites.

Can certainly make arrangements for you or anyone else who might be interested in an ideal home building location to see it while at EOM.

Oh, those are my "ideal" requirements, of course I have to be flexible.

But, to clarify, I am not looking for in-town acreage, far from it. If/when I need cultural activities I can always travel to NJ/NY anyway ... I am tired of the hub-hub :angry:

Wooded is what I am looking for. What you describe seems interesting for sure. I looked up the pics on the web around Summersville and those look gorgeous near the lake.

Is there a link to check this site?
